Directions

NOTE: If your project does not fall within the solid green lines on the your model page, follow the procedure for Major Home Expansion found in ARC-006.

1. Please refer to the current SCOV MASTER DECLARATION and the SCOV DEVELOPMENT STANDARDS for guidelines. These documents are available on the SCOV website at www.suncityorovalley.com/Members/Governing Documents. The homeowner is responsible to adhere to the directives of the governing documents. If a completed project does not meet those requirements, the homeowner is responsible for bringing the project into compliance in a timely manner at his/her expense.

2. This form does not address Major Home Expansions as outlined in Board Policy ARC-006. Any incomplete submittal will be returned or tabled. There are no exceptions. There will be a physical review of the property prior to an approval approximately a week prior to a meeting. An ARC member will contact you for an appointment. There may also be a follow-up review by the ARC of the completed project sometime after completion of a project.

3. All Pre-Qualified ARC submittals require payment of a $25 fee; check should be made out to Sun City Oro Valley and sent to 1565 E. Rancho Vistoso Blvd., Oro Valley, AZ 85755. Attention: ARC. Mark the check memo with your unit and lot and "ARC Submittal". Only the check should be mailed to this address.

4. The ARC submittal form needs to be filled out with all required information and agreed to by the homeowner. If a Designated Representative will be submitting the plan for you, please fill out the Designated Representative form.You as the homeowner or your Designated Representative must be available to meet with an ARC Representative by appointment the week prior to a meeting to review your project on-site. An ARC Representative will contact you during that week for an appointment. If you do not respond to the ARC member's phone call for an appointment, then your submittal will be tabled until you communicate agreement to an appointment time with the ARC Representative. The homeowner or designated representative is responsible to provide the following: the fee, the signed ARC submittal form with detailed description of the project, a copy of the plot plan sent to you with this form, an accurate drawing/sketch, architectural plans and photograph showing the location(s) of the proposed project, all dimensions including lengths, widths, heights and elevations, a list of all materials and colors to be used, including manufacturers' brochures or samples such as a paint swatch, if applicable. The support documentation should be emailed as attachments to [email protected]. These attachments must be in pdf or jpeg formats. If these items are missing, the submittal decision will be delayed.

5. Neighbor Communication - Upon receipt of the ARC submittal, Neighbors will be notified of the proposed expansion, if the expansion would result in an increase in the home's footprint. The Architectural Coordinator will notify each Neighbor owning a lot adjacent to the perimeter of the platted lot.

6. Your request will be reviewed per the SCOV Master Declaration and Development Standards and will be approved as submitted, approved with stipulations, not approved or tabled (returned for additional information) as soon as possible. Your patience and cooperation are appreciated. You will be notified by email as soon as a decision is made.

7. The project must be completed within one (1) year from the date of the ARC approval. If not, an owner is required to make a new submittal. Once a project is started it must be completed within 120 days. Time may be extended by the ARC under unusual and reasonable circumstances upon request. Please notify the Architectural Coordinator by email at [email protected] when the project is completed.

8. If a project requires a Town of Oro Valley permit(s), a copy must be submitted to the Architectural Coordinator at [email protected] prior to any construction.

9. ANY WORK STARTED AND/OR COMPLETED PRIOR TO SUBMITTAL AND WRITTEN APPROVAL FROM THE ARC WILL BE SUBJECT TO A FINE AS ESTABLISHED BY THE BOARD OF DIRECTORS.
