Make Changes to My House (In-House)
Guidelines for In-House Submittals
Different Coatings/Staining Driveway, Patio, Walkway, Porch
All Driveway coatings must be reviewed and approved by the Architectural Review Committee. An exception involving professionally installed Epoxy or Acrylic materials which can be approved by the Architectural Coordinator. Concrete may be natural color, epoxy coated or stained and maintained with a material specifically designed for such purpose and the Tucson area climate. The primary color of the epoxy coating or staining shall be a neutral color that is compatible with the main body color of the house, with variations in the degree of shading being allowed. For epoxy coating, any added decorative design must complement and blend with the selected primary coating color. Walkways and patios may also be epoxy coated or stained to match the driveway.
Flag Poles
The pole may be installed in the front or rear area of the home. In the Front Yard, the pole must be a minimum of 10' from the street sidewalk of the home. The maximum height of the pole shall not exceed fifteen feet (15') unless a Town of Oro Valley Permit is obtained; the flag may be displayed 24 hours a day if properly illuminated during the hours of darkness. The flag should not be displayed on days when the weather is inclement. The Noise generated from cables clanging against the pole during windy days must be controlled so as not to disturb neighbors. Approval may be given by the Architectural Coordinator if all applicable criteria are met. Approval must be granted in advance of installation. Please email any required permit
[email protected]
prior to installation.
Flat Work
Walkways, driveway extensions or Courtyard and patio surfaces constructed of concrete or pavers such as brick, stone, tile or flagstone shall be any of the various shades of tan, brown, red, gray, etc., found in the local desert. Flat Work may be approved by the Architectural Coordinator, if all applicable criteria are met. Approval must be granted in advance of installation. A plot plan with a sketch of location and dimensions and a brochure or photo of material should be attached in .pdf format.
Concrete in its natural color and form may be approved by the Architectural Coordinator.
Garage Doors
A new (replacement) garage door, that is a style which has already been approved in Sun City, can be approved by the Architectural Coordinator. A replacement door that has not been previously approved must be reviewed by the Architectural Review Committee. Use of an existing style that varies from the existing door only by the addition or removal of a panel of windows may also be approved by the Architectural Coordinator.
In the case of an emergency such as the door is inoperable, the door may be replaced with the same or like door and then the Architectural Coordinator shall be notified of the installation. Every effort should be made to contact the Architectural Coordinator or an ARC member prior to the install.
Garage Doors shall be painted to match the body or trim color of the house.
Lighting - Exterior Fixture Replacement.
See Development Standards Section 2.7.
Roof Replacement with New Tiles
Replacement is the removal and elimination of the existing tiles and new tiles installed. Replacement of roof tiles shall be compatible with the architectural theme and character of the community. Unapproved tiles must be reviewed and approved by the ARC prior to ordering and installation. This requires an ARC Submittal.
Pre-approved tiles are available for review in the office of the Architectural Coordinator. The Architectural Coordinator may approve the use of these tiles with the resident using an In-House Submittal.
Roof Maintenance (Lift and Relay)
The use of existing tiles is allowed when replacing the underlayment. If new tiles are needed to replace damaged tiles and the color either is complimentary, or does not closely match to the existing color they must be installed together on a deck least visible from the street. Before work may begin on the roof, a sample of the replacement tile must be reviewed onsite by a designated ARC member and upon his/her recommendation it must be approved for use by the Architectural Coordinator with the resident using an In-House Submittal. Please contact the Architectural Coordinator when the sample tile is placed outside the garage door.
Slatted Patio Cover Replacement - Identical Replacement of
Existing Cover (no footprint change)
The roof of an existing open roof patio cover may be replaced if damaged or deteriorated. Approval must be obtained prior to replacement. Such roof replacements may be approved by the Architectural Coordinator as long as the roof area is not increased, and all applicable criteria are met.
Existing main support posts and beams may be retained if they are structurally sound. These support members may be clad with metal covers if desired. Roof slats may be replaced with new wood slats or with rectangular metal tubing slats.
Replacement roofs shall comply with all applicable provisions of Section 2.14. of the Development Standards. Pre-finished metal components must closely match or complement the body or trim color of the house. Any remaining or replacement wood surfaces must be painted to match the body or trim color of the house or the Alumawood tubing. A plot plan with dimensions, location and sketch should be attached to the In-House Submittal form.
Solar Tubes
Solar tubes may be approved by the Architectural Coordinator if all applicable criteria are met. Approval must be granted in advance of installation. The flashing must be painted to match the roof tile color. A plot plan with location(s) of solar tubes should be attached to the In-House submittal.
Windows - Whole House Replacement & Sliding Glass Doors
For an In-House submittal, all windows of house must be replaced at one time.
See Development Standards 2.13 for specifics. A Town of Oro Valley Building Permit must be submitted to the Architectural Coordinator prior to installation.
DIRECTIONS:
Please refer to the current SCOV MASTER DECLARATION and the SCOV DEVELOPMENT STANDARDS for guidelines. These documents are available on the SCOV website. The homeowner is responsible to adhere to the directives of the governing documents. If a completed project does not meet those requirements, the homeowner is responsible for bringing the project into compliance in a timely manner at his/her expense.
Correspondence - All emails regarding submittals will be through
[email protected]
.
Please add this address to your contact list so that our emails to you will not end up in your junk mail.
Owners in Unit 4 Ember Ridge and Unit 1 Green Tree must have written approval from their respective
sub-association prior to giving a submittal to the ARC and include the detailed approval in their
ARC submittal.
Process:
Any incomplete submittal will be returned or tabled. There are no exceptions.
There is no fee associated with an In-House Submittal.
Your request will be reviewed by the Architectural Coordinator per the SCOV Master Declaration and Development Standards and will be approved, approved with stipulations, denied or tabled (returned for additional information).
The project must be completed within one (1) year from the date of the approval. If not, an owner

days. Please notify the Architectural Coordinator by email when the project is completed.
Special Requirements:
Town of Oro Valley Building Permits - Several projects require a Town of Oro Valley Building
Permit. If a project requires a Town of Oro Valley permit(s), it is the responsibility of the
homeowner to make sure that it is secured. A copy of this permit must be emailed by the homeowner
to
