Make Changes to My House (ARC)

Directions
1. Please refer to the current SCOV MASTER DECLARATION and the SCOV DEVELOPMENT STANDARDS for guidelines. These documents are available on the SCOV website (Members/Governing Documents/Master Declaration or Development Standards). The homeowner is responsible to adhere to the directives of the governing documents. If a completed project does not meet those requirements, the homeowner is responsible for bringing the project into compliance in a timely manner at his/her expense.
Owners in Unit 4 Ember Ridge and Unit 1 Green Tree must have written approval from their respective sub-association prior to giving a submittal to the ARC and include that detailed approval in their ARC submittal.
2. This form does not address Expansions (Patio Covers or Room Additions) or some submittals which only require an in-house approval. Any incomplete submittal will be returned or tabled. There are no exceptions.
There will be a physical review of the property prior to an approval the week prior to a meeting. An ARC member will contact you for an appointment. If you do not respond to a call from the ARC member, your submittal will be tabled until an appointment can be made with you present at the on-site review. If you are not available for an on-site review, you may appoint a Designated Representative who can make decisions on your behalf if needed. A Designated Representative form must accompany this submittal if that is the case.
There may also be a follow-up review by the ARC of the completed project sometime after completion of a project. Applications for solar energy will be subject to review following installation.Issued Town of Oro Valley building and plumbing permits for the solar installation must be emailed prior to installation to

3. All regular ARC submittals require payment of a $25 fee; check should be made out to Sun City Oro Valley and sent to 1565 E. Rancho Vistoso Blvd., Oro Valley, AZ 85755. Attention: ARC. Mark the check memo with your unit and lot and "ARC Submittal". Only the check should be mailed to this address. You may also drop off a check at the Welcome Center during business hours.
4. The ARC submittal form needs to be filled out with all required information and agreed to by the homeowner. If a Designated Representative will be submitting the plan for you, please fill out the Designated Representative form.
You as the homeowner or your Designated Representative must be available to meet with an ARC Representative by appointment the week prior to a meeting to review your project on-site. An ARC Representative will contact you during that week for an appointment. If you do not respond to the ARC member's phone call for an appointment, then your submittal will be tabled until you communicate agreement to an appointment time with the ARC Representative. The homeowner or designated representative is responsible to provide the following: the fee, the signed ARC submittal form with a detailed description of the project, a copy of the plot plan(available through the Architectural Coordinator), a model or plot plan or schematic if window/door replacement is involved, an accurate drawing to scale of the project and a photo of its placement on the lot, all dimensions including length, width and elevations, a description of all finishes and colors with photos of brochures and samples such as paint swatch, and neighbor permission letters if required. The support documentation should be emailed to project@suncityorovalley. If these items are missing, the submittal decision will be delayed.
5. If submitting a request for a wall, fencing or a gate(s) and the wall, fencing or gate(s) will split a common property line or alter an existing wall owned by a neighbor,a letter from the neighboring homeowners approving your request (using an exact description of what the neighbor is approving) must be submitted. You will also submit a completed Acceptance of Future Maintenance/Repairs/Replacement Agreement by all involved parties if this involves a party wall, fence or gate.
If any wall or fencing touches another property owner’s existing wall or fencing; the submittal must include a letter of permission from the owner of the existing wall or fencing (with an exact description of what they are agreeing to). If multiple owners of existing walls or fencing are involved, each owner must sign a letter of permission.
It is the responsibility of the homeowner to determine the correct location of property lines.
A survey is recommended if there is any question of the location.
6. Your request will be reviewed per the SCOV Master Declaration and Development Standards and will be approved as submitted, approved with stipulations, not approved or tabled (returned for additional information) as soon as possible. Your patience and cooperation are appreciated. You will be notified by email as soon as a decision is made.
Once your project has been approved, please pick up your ARC Project Permit at the Welcome Center. Display it in your front window.
7. The project must be completed within one (1) year from the date of the ARC approval. If not, an owner is required to make a new submittal. Once a project is started it must be completed within 120 days. Time may be extended by the ARC under unusual and reasonable circumstances upon request. 8. If a project requires a Town of Oro Valley permit(s), a copy must be submitted to the Architectural Coordinator at

prior to any construction.
9. ANY WORK STARTED AND/OR COMPLETED PRIOR TO SUBMITTAL AND
WRITTEN APPROVAL FROM THE ARC WILL BE SUBJECT TO A FINE AS ESTABLISHED BY THE BOARD OF DIRECTORS.
