Final home expansion submittal public

This form addresses Room Addition and Patio Cover projects whose Home Expansion Concept Application has previously been approved in writing by the ARC.

Directions: This form covers room additions and patio covers only.

1. Please refer to the current SCOV MASTER DECLARATION and the SCOV DEVELOPMENT STANDARDS for guidelines. These documents are available on the SCOV website or at the Welcome Center. The homeowner is responsible to adhere to the directives of the governing documents. If a completed project does not meet those requirements, the homeowner is responsible for bringing the project into compliance in a timely manner at his/her expense.

2. This form addresses Major Home Expansion as outlined in SCOV Board Policy ARC-006. Any incomplete submittal will be returned or tabled. There are no exceptions. In addition to a physical review of the property by the ARC prior to an approval, there may be a follow-up review by the ARC of the completed project sometime in the future. All required Town of Oro Valley building permits must be emailed to the Architectural Coordinator at [email protected] prior to any construction.

3. All ARC Final Home Expansion submittals require a payment of a $125 fee that must be paid during the Concept Application Process. If this has not been paid, a check should be made out to Sun City Oro Valley and sent to 1565 E. Rancho Vistoso Blvd., Oro Valley, AZ 85755. Attention: ARC. Mark the check memo with your unit and lot and "ARC Submittal". Only the check should be mailed to this address.

NOTE: No additional $25.00 fee is payable once you have paid the $125.00 Pre-Expansion fee.

4. The ARC Final Home Expansion Submittal form needs to be filled out with all required information and agreed to by the homeowner. If a Designated Representative will be submitting the plan for you, please fill out the Designated Representative form. You as the homeowner or the Designated Representative must be available to meet with an ARC Representative by appointment the week prior to an ARC Meeting to review your final project on-site. An ARC Representative will contact you during that week for an appointment. If you do not respond to the ARC member's phone call for an appointment, then your submittal will be tabled until you communicate agreement to an appointment time with the ARC member.

5. The homeowner or designated representative is responsible to provide the following:
A) The fee if not already paid.
B) The ARC Final Home Expansion Submittal form with detailed description of the project.
C) Incorporation of any ARC recommendations made during the Concept Application process.
D) A copy of the plot plan (sent to you with this form).
E) An aerial view photo (available from GIS Maps) of the property marked with the project's location on the lot.
F) One set of digital, scalable architectural blueprints for the project (and one set of large blueprints available for on-site review) with all dimensions including length, width, and elevations.
G) Illustration of any roof line change (pitched, flat or combination of roofs) including finished parapet heights. This is determined by the existing roof line. Changes should be consistent with existing roof line as described in Board Policy ARC-006.
H) Pictures of brochures, samples and materials such as paint swatches, roofing material, windows/doors, and flat work and descriptions of the types of materials and colors.
I) The location of any ancillary or mechanical equipment that might be installed, as well as how screening of the equipment will be accomplished

All support documentation should be attached and emailed to [email protected]. If any of these items are missing, the submittal decision will be delayed. Once a project is started it must be completed within 120 days. Time maybe extended by the ARC under unusual and reasonable circumstances upon request. Please notify the Architectural Coordinator by email when the project is completed.

6. If a project requires a Town of Oro Valley permit(s), a copy must be submitted to the CSC prior to any construction.

7. ANY WORK STARTED AND/OR COMPLETED PRIOR TO SUBMITTAL AND WRITTEN APPROVAL FROM THE ARC WILL BE SUBJECT TO A FINE AS ESTABLISHED BY THE BOARD OF DIRECTORS.

8. Neighbor Communication - Upon receipt of the ARC Final Home Expansion Submittal form, neighbors will be notified of the proposed expansion, if the expansion would result in an increase in the home's footprint. This notification will be sent by the Architectural Coordinator to each neighbor owning a lot adjacent to the perimeter of your lot. See Board Policy ARC-006 for specifics. The ARC decision will be made at the regularly scheduled ARC Meeting following the 14 days a neighbor has to voice any concerns to SCOV about your project.

9. ARC Final Decision -- Upon receipt of your Final Home Expansion Submittal, the ARC will consider all provided information, all applicable governing document requirements, and will render a decision on the expansion to either approve, not approve or approve with stipulation.
